Tenant Selection Checklist


Completed signed and dated rental application

  • Application fee . This non-refundable fee can be applied to the rent of the accepted tenants. All applications should be kept on file for at least three years.
  • Photo ID. Make certain that your applicant is the person that they represent themselves to be.
Income Verification
  • Verifiable income or verifiable employment. Two to three months of recent pay stubs, recent 1040 or other proof of ability to pay.
  • Able to pay full amount of deposit and rent, or __________
  • Sufficient monthly income of __ times the rental amount.
  • It is illegal to refuse to rent or sell to a person because of race, color, religion, sex or national origin. You may refuse because of poor references, bad credit or insufficient income to pay rent.
Rent guarantor or Co-Signor Application
  • Guarantor application
  • Guarantors proof of income
  • A minimum gross earning required of the guarantor to assure they could cover the rent if the tenant is unable.
Credit Report
  • Buy a Credit report
  • Charge-offs, collections or other derogatory.
  • Late Pays. 30 Days___ 60 Days ___ 90 Days ___
  • Debt to Income Ratio ___
  • Debt to Rent ratio ___
  • Financial obligations of no more than 60 % of income.
  • On time for appointment.
  • Presentable appearance
  • Spoke with prior landlords. Insist on three ( 3 ) to five (5) years of specific residence history to more clearly understand the applicants previous residential situations.
  • At current address for 6 months.
  • Gave proper notice to previous landlord.
  • No prior evictions.
Landlord Verification
Call the prior landlord to get an opinion about the applicants tenancy. Be sure that there are no complaints or police reports regarding disturbing the peace.
  • Check to see if there were significant violations of a previous rental agreement.
Criminal Records

Criminal record checks may be required by the property owner. If you choose to require the criminal check, you must be sure to require the record check of every applicant.
