Tenant Selection Checklist
Completed signed and dated rental application

All applications should be kept on file for at least three years.

ID. Make certain that your applicant is the person that they represent
themselves to be.
Income Verification
- Verifiable income or verifiable employment. Two to three months of recent pay stubs, recent 1040 or other proof of ability to pay.
- Able to pay full amount of deposit and rent, or __________

- It is illegal to refuse to rent or sell to a person because of race, color, religion, sex or national origin. You may refuse because of poor references, bad credit or insufficient income to pay rent.

Landlord Verification
Call the prior landlord to get an opinion about the applicants tenancy. Be sure that there are no complaints or police reports regarding disturbing the peace.
- Check to see if there were significant violations of a previous rental agreement.
Criminal Records
Criminal record checks may be required by the property owner. If you
choose to require the criminal check, you must be sure to require the
record check of every applicant.
